SITE PLAN
1. Need to submit a site plan that reflects the revisions whicl~ have been made to the site
since the City Council approved the site plan. ,
2.
Indicate
the
revisions
proposed to the loading and service area at the rear of the
building. Include the height, materials, color and locatior~ of the proposed screening
wall for the proposed service area.
3. Need to specify exact location of the chili's restaurant on the site plan including
square footage of the restaurant, and frontage on Denton T ~p Road.
4. Relocate dumpster and enclosure from the proposed loca ion in clear view from the
entrance at Town Center Blvd. to a less visible locatio: on the south side of the
property.

5. Need to specify the hours of operation.
6. Need to add the following information to the floor plan:
· Number of seats
· Total square footage of the restaurant.
ELEVATIONS
7. Provide elevations of the building with the lease space ind cared.
8. Indicate proposed location and size of the signage.
9. Specify proposed color, material, location, and size of proI osed canopy/awnings.
· The approved elevations for this retail center i acluded dark green metal
canopies along approximately 50% of the facade f~ ting Denton Tap Road.
· Per recommendations of the C.I.V.[.C. report, a~qaings in retail centers are
recommended as follows:
"Awnings should be of canvas, or a lusterless n mterial that closely
resembles canvas, at least 98 percent of which i s a single deep or neutral
solid color. The remaining up to 2 percent, ifd fferent, should be
contrasting. For example, if the majority is a d, ~ep solid, the trim should
be a neutral solid. If the majority is a neutral s~lid, the trim should be a
deep solid. Awnings should not be backlit". ~
If
canvas awnings are desired for this restaurant, then/the color should be as
recommended in the C.I.V.I.C. report and approved per the o~iginal elevations (i.e. dark
green), and all metal canopies within this center should b~replaced with the canvas
awnings.

10. Specify the proposed color and size of the attached sign.
· Per Section 12-29.3.(B) of the Zoning Ordinance, tthe maximum attached
signage permitted is one square foot of sign for every one linear foot of
frontage for this lease space on Denton Tap Road.
· The approved site plan for this center stated that th~ signage shall be channel
type construction.., with a consistent color scheme as selected by the owner of
the property.
· The color of the channel letters on the monument s~gn for this retail center
was specified as "fresco cream".
· The,~.I.V.I.C. report recommends the following inlrelation to attached signs:
Signs attached to walls should consist of individually mounted channel
letters. There should be no restriction on the foCn they take, nor on their
typestyle, but colors should be restrained and, i* unified developments, the
same. Backlit plastic in white, black or neutralcolors is appropriate, as
well as backlit metal in natural finishes or painted in white, black or
neutral colors".
Of the t~o alternative signs submitted with the applicalion, it is recommended
that the Front Entry Sign Elevation -C-32-GW-PF, wlhch is appropriately sized,
with "fresco cream" letters, with the actual chili peppe~ being green and red be
used.
Note:

Please revise site plans, floor plans, building elevationsi and signage based on staff
recommendations. Should applicant disagree with staff' comments please provide
reasons why staff recommendations should not be follbwed when you attend the
November 1~ Development Review Committee (DRC) meeling.
Each applicant will bring two new sets of revised plats aOd plans to the November 1st
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative jbr this pro~ecl is required to attend the meeting.
Applicant will have till n~on Tuesday, November 6t.~ 200~ to three (3) reduced paper
copies (8 1,'2 X 11) and a JPEG file or PowerPoint Slide oJ'each exhibit to the Planning
Department.
