Multiple residents of Shadow Ridge Estates iand Whispering Hills
Addition have contacted me this weekend rellated to a proposed zoning
change of land west of Whispering Hills Addition, north of Shadow
Ridge Estates and south of Sandy Lake Road.~
There is a great deal of concern about the ~ensity of the proposed new
zoning. My understanding is that the targe/ zoning is SF-7 wh~le
Shadow Ridge Estates is SF-9 and Whispering, Hills Addition is oF-12.
My understanding of this situation is that iSF-7 would allow for
extremely small lots and houses as,.small asl 1200 square feet. This
would have a devaluing effect on current ho~es in the area. Also,
this would seem counter-productive to the n~ed for a tax base that
pays for itself. As you know, the higher t~e appraised value per the
population, the more we will be able to affDrd the associated required
services.
My understanding is that the builder plans ~o build large homes which
is great, but with an SF-7 zoning is there ~ny guarantee that they
would not change their plans and build 1200! square feet houses? My
understanding is that the developer feels that SF-7 is much better
than the current 2F-9. However, realtors hsve told me that there is
no market for duplexes in Coppell so it woukd never be built out as
2F-9 anyway.
The residents of this area feel that the reZoning change should be to
SF-9 to keep the new development consistent! with its neighbors, uphold
the property values of its neighbors and maintain a good services
requirement/property value balance. Pleasei delay action on this
rezoning request until all the facts are openly discussed and you have
a good chance to evaluate the situation.

that in order to maintain the current property values, and
neighborhood continuity, the subject tract ishould be zoned SF-9
or SF-12. We would encourage you to deny ~he zoning case #ZC-
528, or delay action on the case until you ihave had time to hear
all the facts, and further evaluate the situation.
