Need to define the "data center" use for the property.
All paving and landscaping was installed with initial development, however, the
future parking spaces were not striped as such.
Need to verify parking calculations site plan (i.e. wes~ side of building 54 spaces
are drawn, but 52 are labeled). One space per 300 squ~re feet is the MIM1NUM
required, it appears (subject to verification) that the ra~io being provided is
approximately 1 space per 271 square feet for the dat~ center and 1 space per 300
square feet for the office. These calculations are net Of the additional
building/service area.
Verify that 5,510 square feet additional building with ~'oof (generators) and the
remaining 14,610 "service yard" will not be a roofed ~tructure. Elevations
indicated that the 20 foot wall will be of the same materials and colors as the
existing building. It is recommended that the exterior ~rick veneer finish be
extended to a portion of the south elevation, due to view from street and abutting
property.
What are the heights of the mechanical equipment wilhin the service yard area?
Previous City Council action approved this site plan s~bject to the Board of
Adjustment granting a variance reducing the number Of loading spaces from the
required 4 to 2. This variance was never pursued because the building was never
occupied..The current site plan indicates relocating ope loading space to the east
side of the fire lane, across from the service yard, and~,adding two additional
spaces, along the west side of the building, for a total 0f4 loading spaces.
However, these spaces are not adjacent to the existing "loading doors" along the
south side of the building.
Landscaping Analysis:
· Need analysis of the plant materials, landscaped a~d paving areas being
removed for the service area, and specify where tl~e landscape materials are to
be replaced.
· Landscaping to remain appears to reflect approve~i landscape plan and
currently exists.

The purpose of the plat is to relocate a fire lane easen~ent to accommodate the
building addition and service yard. All existing easements appear to be reflected
on the replat.
There are slight discrepancies in the total square foot~ge, and the distances and

Business Center Addition

recommendations. Should applicant disagree with staff cotangents please provide reasons why
staff recommendations should not be followed when you arterial the February 3rd Development
Review Committee (DRC) meet'mg.
Each applicant will bring one new set of revised plals a~d plans to the February 3rd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the
project or other representative is urged to attend the meeting.
Applicant will have till noon Tnesday, February 8th to resub~nit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11~ of each exhibit to the Planning
