Single Family usage is consistent with development of alliadjoining tracts of land. 2. Single Family development will avoid the problem of a tob compacted population density. 3. Single Family development will avoid creating overly coggested and dangerous traffic flows on and around Coppell Road and Sandy Lake Road. 30 ACRE TRACT WEST OF COPPELL ROAD AND SOUTH OF RUBY ROAD MF-2 to LI 1. Multi Family development along Coppell Road will have Ioo great of a negative impact on traffic on Coppell Road, particularly at Wil~on Elementary at the start and finish of the school day. 2. A large multi-family development will result in a large influx of new students at Wilson Elementary, creating the need for new school~onstruction and the large scale disruption of existing attendance boundaries. 3. Noise from DFW Runway 16/34 East (under construction) will create an inhospitable environment for potential residents of any development, whether or not it is Single Family or Multi Family. 4. Because of the noise and the need for economic development in Coppell, Light Induswial development is the best possible use of the land.
