Dear Mark:
This letter is to inform you that Case No. S-1228-C, Coppell MontessorqAcadem¥, zoning change request from
C (Commercial) to S-1228-C (Special Use Permit-1228-Commerci~l), to allow the construction of an
approximate 11,700-square-foot day care facility on 1.68 acres of pr(~perty located along the north side of
Fitness Court, approximately 250-feet west of Denton Tap Road, was recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, September 15, 2005, sulJject to the following conditions:

An additional fire hydrant is required along the 'west' fire lahe. The maximum distance
for a fire hydrant on a dead-end lead is 150 feet.
Existing trees must be protected during construction, and a Free Removal Permit will
be required prior to construction of the "Future Phase."

The date scheduled for consideration by the Coppcll City Council is Tuesday, October 11, 2005, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall.
Failure to represent this item may result in the denial of this applicatiOn. City Council has instructed staff to
include in its agenda packets only those items that accurately reflect con4itions as recommended by the Planning
and Zoning Commission. Therefore, please submit to the Planning Deparlment two (2) folded copies of all revised
plans on or before 12 noon, Wednesday, September 28th. Also, please Submit one (1) 8 ~A x 11 paper reduction,
along with one jpg, tiff, pdf or similar electronic file.
