COMPREHENSIVE PLAN: The Comprehensive Plan of M2~y 1996 shows the property as
suitable fbr neighborhood retai! uses of which this use is
acceptable.
DISCUSSION: This proposal calls for an approximate 2}40-square-foot glass greenhouse
as an ancillary, use to the private school On 1.68 acres of property located
along the north side of Fitness Court, ~est of the proposed Wachovia
Bank (formerly Grandy's Restaurant) a}nd east of the Everybody Fits
gymnastics facility. The greenhouse i~ proposed to be located on the
northeast portion of the lot. A revision roi the previously approved Special
Use Penrfit is required fur the addition of this accessory use. As this is a
grecnhouse, the majority of xvhich is glasis, a variance is requested to the
construction standards of the Zoning O~dinance, which prohibits glass
exceeding 50 percent of the total area ofapy one facade ora building. This
will need to be obtained through the !Board of Adjustment prior to
permitting. The Landscape Plan has been ~odified to include screening of
the mechanical equipment associated witl~ the greeuhouse and exclude the
greenhouse area frown the previously appioved nonvehicular open space.
A white metal is shown to be used in theiconstruction of the greenhouse.
Staff recommends using black to match !he previously approved fencing
matcrial on-site, and make this structure l}ess obtrusive to the surrounding
dexclopment.
RECOMMENDATION TO TFIE PI.~\NN[NG AND ZONING COMMISSION:
