City of Coppell, our comments are as follows:
We can not make an informed decision on this matter since we have been provided no
information on the proposed use of the land. Based on Kathle~n Vint's telephone discussion
with the Coppell Planning and Zoning Department (3/14/96, Barbara) the current zoning restricts
the minimum lot size of a single family home to 1200 sq. ft. Tha requested zoning change will
allow any form of retail/office building to be put into the same area. The P & Z Department
does not have any insight on why or what the Engineering Company, Dowdey Anderson &
Associates, is desiring the zoning change for at this time.
As background you should be aware that we are a homeowner along the same section as
the SF-12 zoned area, therefore we will be directly impacted by a~y zoning changes made. We
also bought into this area only after a lengthy discussion with the !Coppell Planning and Zoning
Department on what was envisioned and planned to be the kind o~ facility and environment for
this area.
We strongly believe that there should be some restrictions and amenities required in this
premier Town Center area. These restrictions and amenities would not need to be onerous, but
would allow the maintenance of the ambiance and environment that already exists in the adjacent
treed luxury single family area. Therefore, once again a simple zoning change from SF-12 to
TC does not appear to be supportable or reasonable.
