Also, staff questions Why applicant is requesting retail zoning when property to the east is zoned Comn~emial. If applicant would like to proceed with this zoning apiblication please furnish and clarify the following items: · Submit a zoning exhibit showing metes and bounds of property boundary, as well as surrounding properties within 200 feet, all Istreets bordering the property, and a legal description. (See attached ct~ecklist) · Side yard setback in retail district is 30'. Currently, site plan shows a 25' building setback from the western property line. A reminder, to fill out the attached form and return it to the Planning Department. Also, pick up a zoning change request sign at the plar~ning Dept. no later than March 3rd. The sign should be posted by March 6th a~ad remain on site through April 1 lth. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comnients please provide reasons why staff recommendations should not be followed when you attegd the March 2nd Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the March 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision.
