Developer should be aware that this property will be impac~l by the City of Col~l~ell Park
Dedication fee ordinance. The ordinance requires the develoi~er's participation with a $1285
fee per dwelling unit. Developer should also be aware that the frontage property along
coppell Road falls within the City of Coppell Hike/Bike (~reenwaik Trail system. The
developer will be requested to participate by providing a twenty foot wide casement for
future construction of a twelve foot wide Hike/Bike trail along Coppell Road.

1. Provide right-of-way corner clips at all street intersectiorls to allow for construction of
A.D.A. ramps.
2. Show minimum finish floor elevations for lots adjacent to 100-year floodplain.
3. Need to request variance for deletion of alleys on Lot 1, Block 1; Lots 1-8, Block 3; Lots
1-12, Block 4; and Lots 1-6, Block 5.
Show right-of-way dedications at the southeast corner of development for existing alley.
5. Show drainage easement for existing drop inlet at the northeast corner of the development.
6. Location of Hike & Bike Trail easement must be approvedi by the Leisure Services Dept.
7. The channel improvements need to be mowed and m~intained by the Homeowners

Cottonwood creek, Section VI at the northeast corner of thc subdivisions.
16. All sanitary sewer line mains need to connect in the direction of flow.

applicant disagree with staff comments please provide reasen~ why staff recommendations should
not be followed when you attend the February 6th Development Review Committee (DRC)
meeting.
Each applicant will bring one new set of revised plats and ~lans to the February 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the mee*jng.
Applicant will have till noon Tuesday, February llth to r~ubmit twenty-eight (28) folded
copies of revised plans and three (3) reduced paper copies (81/2 X 11) of each exhibit to the
Planning Department.
