The developer has indicated the City of Coppell's Hike~Bike Trail Master Plan routing on the plans. The property is impacted by the Freeport Pkwy Greenwalk. The developer will be required to donate a minimum 20' wide easement for the construction of a 12' wide hike and bike trail. Leisure Services Department requests the developer imake contact to discuss possible trail construction. The proposed development will be required to follow th{ guidelines as established in the Parkland Dedication Ordinance. A fee of $1,285.00 per dwelling unit will be required at the time of final plat approval. These copies shall bear all required stgnaturez of City Officials. After signature by th~ City Officials, the Developer shall complete the filing process and return nine i (9) paper copies and two (2) mylar copies of the "filed" plat to the City. Said! copies shall show the volume and page of the Map and Plat Records into whicll the plat was recorded by the County Clerk. If the final plat has not been sul~mitted for signatures, by City eefficials within six months after approval by the City Council, the plat shall be reed null and void, resubmittal shall be required, and the current Subdivision Regulations shall apply.
