COMMENT STATUS:
The Leisure Services Department has reviewed the abo~e referenced development
and has the following comments.
The developer has indicated the City of Coppell's Hike~Bike Trail Master Plan
routing on the plans. The property is impacted by the Freeport Pkwy Greenwalk.
The developer will be required to donate a minimum 20' wide easement for the
construction of a 12' wide hike and bike trail.
Leisure Services Department requests the developer imake contact to discuss
possible trail construction.
The proposed development will be required to follow th{ guidelines as established
in the Parkland Dedication Ordinance. A fee of $1,285.00 per dwelling unit will
be required at the time of final plat approval.

not be followed when you attend the June 5th Development R~view Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plbns to the June 5th DRC meeting.
Applicants will be asked to show, explain and defend any revigion. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June 10th to resubmit)eventeen (17) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) Of each exhibit to the Planning
Department.

SECTION Xl - FILING OF PLAT
After approval of the Final Plat by the Municipal Authority and correction of .the
plat as required by the Municipal Authority and[the Planning and Engineenng
Departments, the Developer shall submit filing fe~s and the required number of
~pies for filing with the County Clerk. These copies shall bear all required
stgnaturez of City Officials. After signature by th~ City Officials, the Developer
shall complete the filing process and return nine i (9) paper copies and two (2)
mylar copies of the "filed" plat to the City. Said! copies shall show the volume
and page of the Map and Plat Records into whicll the plat was recorded by the
County Clerk. If the final plat has not been sul~mitted for signatures, by City
eefficials within six months after approval by the City Council, the plat shall be
reed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply.
