Dear John:
This letter is to inform you that Petterson Addition, Lots 1-4. Block A Replat, being a replat of Lots I
and 2, to allow the construction of four single-family homes on 2.27 acres of property located along the
north side of Sandy Lake Road. approximately 120 feet west of Summer Place Drive, was recommended
for approval by the Coppell Planning and Zoning Commission on Thursday. August 17,2006, subject to
the following conditions:
I. Depict all easements being abandoned by this plat.
2. Comply with the attached Departmental Comment Sheet.
3. Contact Larry Redick at 972-323-8917 to discuss easement requirements.
4. Change "2004" to "2006" within the Floodplain Administrator signature block.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 12,2006, at 7
p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application. City
Council has instructed staff to include in its agenda packets only those items that accurately reflect
conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the
Planning Department three (3) folded copies of the revised Replat on or before 12 noon, Wednesday,
AU2ust 30th, Also. please submit one ( ]) 8 ]/~ X I] paper reduction, along with one jpg, tiff, pdf or
similar electronic file.

1. In the event the private sewer system is allowed, it will need to be maintained by the
Property Owners Association. It will not be constructed in the utility easement. We strongly
recommend sewer be conveyed to the line in Summer Place, via a gravity system.

is generally allowed
