A. Please revise all plans and plat(s) based on staff recommendations.
Should the applicant disagree with staff comments, please provide reasons
why staff recommendations should not be followed when you attend the
June 1, 2006 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
June 1, 2006 DRC meeting. Applicants will be asked to show, explain and
defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, June 6, 2006 to submit 12-24' x 36' sets,
and three (3) reduced paper copies (8 1/2 X 11) and JPEG. T1F. PDF OR
SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of revised
preliminary engineering and irrigation plans are required. Reductions and
electronic copies are not required of the engineering and irrigation plans.

1. Fire lane shall be 24-feet in width with turning radii
of 30' inside and 54' outside.

Site Plan:
1. Remove pavement and fire lane striping details
from Site Plan.
2. Remove parking from the west side of the site, as
this is required perimeter landscape area. The
dimensions of these spaces could be reduced to 9' X
17' and the amount of the reduction provided as
interior landscaping.
3. Remove parking dimensions and drive aisle width
from the standard Site Data Table, as these are city
standards and are dimensioned in drawing.
4. Include building height on the Site Data Table.
This is measured as the mean height of the eaves to
the peak of the gabled roof.
5. Shift box outlining boundaries of Detail "A" to the
east to accurately reflect those shown.
6. Dimension distance between the proposed
pavement on the north side and north property line.
Minimum 10' required.
7. Remove all utilities (except lights & fire hydrants)
from Site Plan, and ensure these are shown on the
Preliminary Engineering Plans.
8. Include Lot 1 R, Block A, All Care Veterinary Hospital
in all title blocks.
Tree Survey:
1. Include tree condition on chart.
2. Include title block in lower right corner, as provided
on Site Plan.
Landscape Plan:
1. Include required/provided landscape areas in
perimeter calculations.
2. Revise required "site landscaping" figure.
3. Recalculate landscaping areas required/provided for
perimeter, interior, and nonvehicular (see attached).
4. Number of trees required along Denton Tap, a
