1. Provide a 25' x 25' water easement for the DOC.
Preliminary Grading & Drainage Plan
1. Provide approval from TXDOT for the proposed
drainage to their ROW.
Preliminary Sanitary Sewer
1. The proposed system for the sanitary sewer is not in
compliance with the Zoning Ordinance. The variance
must be listed as a PO condition.
2. The proposed system must be in compliance with
TCEQ. Provide a copy of necessary permits or
documentation.
Preliminary Water Layout
1. The proposed 8" line should be increased to 10"
minimum to meet fire department requirements.
2. Show the fire line from the DOC to the fire riser
room.
3. Show the location of the FDC and the FDC piping.
4. The DOC should be located on the private property
within a utility easement.
5. Provide a copy of the TXDOT permit for the work
proposed in their ROW.

Comments
1. Need to add Lot 1, Block A, to name of the plat
Victron Stores Addition
2. The scale of this plan should be 1 "=30' to match the
site and landscape plan.
3. Need to correct the City Secretary's Signature Block
4. Franchise Utilities need to include:
. TXU Electric Delivery Company
. Atmos Energy
. Comcast, and
. Verizon
5. Need to clearly indicate that the Lease Area is not
part of the area being platted, including deleting the
metes and bound description.
6. Need to label property at the southwest corner of
Royal and Cotton Road also DFW Land.
7. Need to correct Vicinity Map - Radio Road to Royal
Lane, and delete one of the two north arrows.
8. Need to more clearly indicate the proposed fire lane
on the plan.
