RE: Victron Stores Addition. Lot 1. Block A. Minor Plat
Dear Michael:
This letter is to inform you that Victron Stores Addition, Lot I, Block A, Minor Plat, to allow the
development of a 4,248-square-foot convenience store, ] ,4l4-square-foot restaurant and a 5, I 04-square-foot
canopy with six gas pumps on 1.68 acres of property located south of LBJ (IH 635), east of Royal Lane, was
approved (6-0) by the Coppell City Council on Tuesday, August 8, 2006, subject to the following conditions:
1) Submit evidence of all required approvals from the DFW Airport Board as they relate to the
"Lease Area" prior to the issuance of any permits from the City of Coppell.
2) Provide a copy of all-necessary permits and documentation from TCEQ for the proposed on-site
sewage disposal system.
3) Provide a copy of all-necessary permits and documentation from TXDOT allowing for drainage
and utility construction in their right-of-way and under the existing overhead lines.
4) Submission of written confirmation from TXU that all uses as proposed on the site plan are
permissible within their easement
This Minor Plat must be submitted for signatures by City Officials within six months after approval by the
City Council (February 8, 2007), or it shall be deemed null and void and resubmittal shall be required. It is
recommended that this plat not be prepared for filing, including obtaining the franchise utility signatures,
until after receiving Engineering comments on the first review of the civil plans and the above-listed
conditions are met. After City signatures have been procured, it is the applicant's responsibility to file the
document with the Dallas County Plat Records Department. Please see the attached check I ist for the
requirements for filing.

PROCEDURE FOR THE FILING OF
EXECUTED FINAL PLATS AND REPLATS
Following approval of the tlnal platJreplat by the City Council, and correction of the plat if required by Council and the
Engineenng Department after the first review (if the civil plans, the information listed below is required for the
submission of the Final EXL'Cuted Plat to the Planning Department
· T ransmittalletter. including the name and telephone number of the contact person
· All blank spaces completed, with the exception of the signature of City Officials
· Seven (7) 24" x 36" black lines on white paper and two (2) 24" x 36" mylars Black lines must be
folded in a 8 1/2" x I I" format You may submit additional copies for your use; however, one (1)
paper copy will remain with the City prior to filing and, after filing, six (6) paper copies and two (2)
mylars must be retumed to the City
· Original signatures on all plats :'-James must be typed or printed below each signature
· Signature block of Utility Companies, with original sit,1J1atures of each representative
It will take approximately 3-5 weeks to review and obtain signatures of City Officials
Once proper signatures have been obtained, the Planning Department will telephone the person listed as representative
or contact to pick -up the plats The representative shall file the plat with the County Clerk's office and return the six
(6) hlack lines and two (2) mylars to the Planning Department, indicating the volume and page of the Map and Plat
Records, as filed bv the County Clerk
