I received your question on traffic issues relating to the development of this site and have forwarded this
question to our, at the moment very understaffed, Engineering Department, and hope to receive a
response very soon.
I am currently preparing my staff report which needs to be sent to P&Z on Friday, in preparation for the
July 20th public hearing..
Would you please provide me an update on your review and approval schedule? As we previously
discussed, our approvals will be contingent upon yours and visa-versa.

The attached map will assist you with the questions detailed in the DRC
Agenda and Staff comments. Please use this to assist you with revising
your project per Coppell's request relating to DFW Airport boundary as
it relates to your project.
I did not see any comments relating to traffic flow and accessibility to
the site on the Planning Department comments from the city of Coppell.
Due to the location of this development, has there been any traffic
items discussed as it relates to this development. Will there be any
turn lanes installed at the corner of 635 and Royal lane due to the
heavy traffic that frequents this area at peak hours? Has any traffic
issues been addressed with the City of Coppell as it relates to this
project because this intersection is an integral part of accessibility
to 635 for the industrial traffic in the area. Are you all working with
a traffic engineer to study traffic flow. Please advise.
Royal Lane is a City of Irving and Coppell controlled street in this
area. There may have to be some coordination efforts and discussion
regarding any traffic improvements required to relieve traffic in this
area. This is not my area of expertise, however, I would not like to
see us get very far down the road on this project and this was not
addressed upfront.

Hi Marcie,
Yes, Michael sent the information to me and I have forwarded the site
plans to our Programs Manager and Airport Building Official for design
review and preliminary review, respectively. The only comment that has
been provided to me thus far is the Airport Building Official informed
me from a preliminary review of the plans he did not see any major
issues with the development that would preclude us from moving forward
with negotiations on leasing the land. The final site plan and
construction documents will be required for any further review for the
permitting process. Therefore, Victron will need to coordinate any
changes you all request into the site plan as well as any changes to the
site plan that will be posed by our programs manager prior to submitting
for the airport building permit.
I would like to know what comments are made today at your meeting. It
will allow me to know more about your concerns and if there will be any
significant changes required for the Development from Coppell's
perspective.

the information.

Thanks for your detailed and timely response to this inquiry. At this point in time our preliminary schedule
for review of this project is as follows:
June 23 - distribute plans to all city development departments and franchise utility companies for their
review.
June 29th - Development Review Committee meeting, with staff only
June 30th - FAX technical comments to the applicant.
July 6th - DRC meeting with applicant
July 11th - Applicant resubmits plans for P&Z Packet
July 14th - Staff Report to P&Z
July 20th - P&Z public hearing
July 26th - applicant resubmits for City Council
August 8th - City Council public hearing.
This schedule assumes that all issues are addressed. I will also reiterate that the City of Coppell's
approvals will be contingent and subject to approval by the DFW's Boards approval of the proposed lease.
Looking forward to working with you on this project.

Following receipt of your email below. I spoke with Ms. Marcie Diamond,
Assistant Director, City of Coppell and per our discussion we have came
to the agreement that the approvals for your development will be
contingent upon and subject to the City of Coppell and Airport Board
Approvals. With that said, we plan to work closely together to ensure
that we coordinate our efforts accordingly. In addition, the letter you
requested below is not needed at this time per my discussion with
Marcie. Marcie will be in contact with Micheal Alturk to have him
provide us with electronic copies of the site plan submittals for
review. We want to make sure that we are all reviewing and commenting
on the same documents. Upon my receipt of the electronic copies that
are sent, I will forward them to Curtis Inglis, AVP, Airport Building
Official and Bob Blankenship, Interim VP of Planning for preliminary
code review and Design review, respectively. I would suggest while we
are reviewing the site plan submittals we need to begin our discussions
regarding finalizing the lease document. Final agreement to the lease
is required prior to presentation to the DFW executive staff and Board
Approval. Therefore, we will need Victron stores in substantial
agreement with the terms and conditions of the lease document.
In order for us to move forward on setting a date for Board Approval we
will have to have you design reviewed and signed off by Bob Blankenship.
Curtis Inglis will be asked to preliminary review your submittal but you
may be required to undergo further code review prior to a permit being
issued by the airport for you to begin your construction. Note all DFW
approvals will be contingent and subject to approval by the City of
Coppell. We are making every effort to coordinate this project and work
simultaneously with the City of Coppell.
In addition to electronic site plan submittals to both Marcie and I,
please forward me your response to the Business Criteria Letter along
with the red lined copy of the lease document so we can proceed with
lease review. Upon my receipt of the requested documents, I will forward
to the appropriate parties as stated-above and will begin my review of
the redlined copy of the lease agreement.
Please let me know if you have any questions. These requests are being
made to ensure that we have the latest and greatest copies required for
us to proceed with our review of the project.
