This letter is to inform you that Coppell Town Center Plaza, Site Plan, to allow the development
of plaza area to include an amphitheater, 65-foot tall tower element, water feature, shade
pavilion, walkways, seating areas and landscaping on approximately 6 acres of property located
south of Coppell Town Center and east of the Justice Center, was recommended for approval by
the Coppell Planning and Zoning Commission on Thursday, September 21, 2006, subject to the
following conditions:

Incorporate some traditional detailing into the designs of the tower and entry features.
Meet paving and drainage design criteria of Engineering.
Submit landscape plan to include plant materials, sizes, quantities, etc. as specified in
Section 12-34 of the Zoning Ordinance.
It appears overstory plant materials are planted too closely together-please justify.
Provide additional information regarding water feature---depth, fountain, dimension,
etc., if known.

The date scheduled for consideration by the Coppell City Council is Tuesday, October 10,2006, at
7 p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application.
City Council has instructed staff to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please

reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) folded copies of all revised plans on or before 12 noon,
Wednesday, September 27th. Also. please submit one (1) 8 12 x II-paper reduction, along with
one jpg, tiff, pdf or similar electronic file.
