Comments
1. No Building Inspection comments made (shells).
Zoning change acceptable.
No Comments.
1. Fire lane turning radii 30' inside, 54' outside.
2. Show all fire hydrants and fire department
connections (FOC) on site plan. Fire hydrants to be
spaced a max. of every 300' and must be within 3' to 6'
of a fire lane.
3. FOC's must be within 50' of a fire hydrant and on the
same side of the fire lane.
4. Show FOC locations on Utility plan.
5. Building "0" showing 8" FOC line tied into water
line. FOC line not to exceed 6" and are not tied into
water lines, they are dry pipe arranged for fire dept.

6. Automatic fire sprinkler rooms (fire pumps) shall be
equipped with personnel doors with direct access to
exterior of the buildings.
1. Tree Removal Permit is already in place for this
project.
2. Per City Council Agreement: The Tree Mitigation
Fee in the amount of $120,000 shall be paid in two
phases of $60,000 each, payable prior to the issuance
of C.O. for each phase, or in full within five years.
Phase one Tree Mitigation was paid on 2/15/06.

Comments
Site Plan:
1. Include land use and zoning information of
adjacent properties.
2. Include symbols within legend.
3. Provide detail of monument sign on the Building
"0" Elevation Sheet.
4. Include dimensions and extent of dimensions on
Site Plan.
5. Show existing/proposed fire lane easements (don't
include easements to be abandoned as indicated on
plat).
6. Replace "Lot 1, Block 1" with "Lot 1 R, Block 1."
7. Site Plan title block should read- "Oetail Site Plan:
Buildings "A, B & 0", Phases "II & III".
8. Revise the floor area ratio.
9. Include vicinity map and north arrow.
10. Revise inconsistencies in eastern fire lane
easement shown on plat and on site plan.
Landscape Plan:
1. Landscape Site Plan title block should read: Oetail
Landscape Plan: Buildings "A, B & 0", Phases "II & III",
and should be broken out the same way on the
individual sheets.
2. Ensure all dimensions and labels are legible.
3. Include tree/shrub symbols within legend on each
sheet.
4. Rectify inconsistencies between what is shown in the
landscape tabulations and the plant list.
5. Reflect the correct perimeter tree requirement along
Sandy Lake, which is one overstory tree every 40
linear feet, as this is a primary image zone.
Elevation Sheets:
1. Recommend additional architectural details
between entries on south elevation of Building "0".
2. Include monument sign details on Building "0"
Sheet.
3. Include description of paint color in legend.
4. Remove labels indicative of tilt wall from the
"Alternate East Elevation Entry".
5. On Building "B" elevations- change "West Elevation
Entry" to "East Elevation Entry".
6. Provide color board with materials and rendering (or
colored elevation) at ORC Meeting.
