right-of-way at the proposed drives.
2. Median opening will be discussed in further detail
during detailed design. We will not object to the
construction of the opening; however, it will need to be
designed to work with the adjacent openings.
Fire Administration Tim Oates 9/27/2006 1. Fire lane turning radii are too small
2. Fire hydrants spacing exceeds maximum allowed.
Will need additional hydrant(s).
3. Show location of fire hydrants and FDC's

Review Date Comments
9/28/2006 Site Plan:
1. Include "Coppell Heights Lots 9B & 9C" within the
title block of each plan.
2. Shift Monument signs a minimum distance of 75'
from adjacent properties.
3. Ensure CMU screen wall has a brick veneer.
4. Show potential drive through directional signage
and submit a circulation plan for the site.
5. Ensure site is in compliance with all TCEQ
guidelines (potential soil contamination).
6. Shift the "30' Building Setback" line that is located
east of the vacant lot, to the west on the plans, and
show a "60' Building Line with front yard parking"
adjacent to East Beltline.
7. Floor Area Ratio should be .15 to 1.
8. The typical parking space is 9' X 19' unless extra
landscaping is proposed in exchange (2' maximum).
9. Remove all hatching from the Site Plan.
10. Remove trees from Site Plan.
11. Revise handicap symbol.
12. Include City, State and Zip Code within the
Applicant's information.
Landscape Plan:
1. Each landscape area category (perimeter,
nonvehicular & interior) is stand-alone and cannot be
counted more than once.
2. 65 overstory trees shown in plant list, 56 depicted on
plan, & 60 shown in calculations; resolve
discrepancies.
3. Remove random lines from the south portion of
drawing.
4. Include tree survey information on Landscape Plan
and rename to "Landscape PlanfTree Survey".
5. 13 LO's shown on the plan, 22 included in the list
and "LO" note within plant list reads "Bald Cypress."
Resolve discrepancies and change to "Live Oak".
Elevations:
1. Reduce monument sign areas to 40 square feet, and
ensure letter size is minimum 6". Refer to the
attached illustration for signage measurements.
2. Include directional signage details if any is
proposed.
3. Show attached sign area dimensions.
4. Note that signs will fit within sign areas shown and
that they'll comply with any additional regulations
within the Zoning Ordinance.
5. Include specifications for all materials (Le. color,
type, and size).
6. Concrete panel does not count toward masonry
requirement. Show brick on south elevation of
Building A and east elevation of Building B.
