9/28/2006 Site Plan:
1. Is there a proposed dumpster enclosure on the SE
corner of site? If so, please depict on the elevations
and label as such.
2. Show zoning information on plan for the properties
to the east and west (L1 - Light Industrial) and remove
random note from the Site Data Table (Duke Freeport
Addition PD -186R5).
3. Move 30' front yard setback to "60' Building Setback
with Front Yard Parking."
4. Show monument sign details on the elevations.
5. Rename to "Site Plan - Lot 4R, Block A, Freeport
North". Remove "Freeport VII!."
6. Include proposed uses, square footage of proposed
uses and floor area ratio within the Site Data Table.
7. Depict all lighting facilities.
8. Correctly show fire hydrant symbol within legend.
Landscape Plan:
1. Ensure phone number for Landscape Architect is
correctly represented. Also, shift information to bottom
right hand corner of sheet once corrected.
2. Include tree number on the tree survey.
3. Rename to "Landscape Plan/Tree Survey - Lot 4R,
Block A, Freeport North." Remove "Freeport VII!."
4. Within the Interior landscaping category, separate
overlapping text.
5. Show landscaping areas (square footage required &
square footage provided) within each of the three
landscaping categories, and ensure there is a 15' width
on the Royal side perimeter with 10' being acceptable
on all other property lines. Recalculate the
nonvehicular front yard area proposed, as any
deviation from the Zoning Ordinance is not applicable
for straight site plan approval without a zoning action.
6. Change "north" to "west", "south" to "east", "east" to
"north" and "west" to "south", within the perimeter
landscaping category and rotate north arrow on plan.
7. Include plant list showing number/type of each
species of trees and shrubs, including caliper inches,
species and botanical name.
8. Area shown around roundabout is shown in the
legend as grass. Change symbol within the legend.
Elevations:
1. Indicate building materials and colors, including
manufacturer's specifications on the black and white
elevations.
2. Submit a color board with materials and a color
elevation at the DRC Meeting on October 5,2006.
3. Indicate proposed sign areas with dashed boxes and
include dimensions.
4. Rename to "Exterior Elevations - Lot 4R, Block A,
Freeport North". Remove "Freeport VII!."
