This letter is to inform you that the Duke Lesley Addition, Final Plat of Point West Boulevard and the
extension of Dividend Drive and two building sites, Lots 1 and 2, Block C, containing approximately 11.54
acres of property located north of IH-635 and west of Beltline Road, was approved by the Coppell City
Council (5-0) on Tuesday, December 12,2006, subject to the following condition:
I. Explanation of Dividend Drive encroachment (See Engineering comments attached).
This Final Plat must be submitted for signatures by City Officials within six months after approval by the City
Council (June 12, 2007), or it shall be deemed null and void and resubmittal shall be required. It is
recommended that this plat not be prepared for filing, including obtaining the franchise utility signatures, until
after receiving Engineering comments on the first review of the civil plans. After City signatures have been
procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records
Department. Please see the attached checklist for the requirements for filing.

1. The Thoroughfare Plan shows Lesley Drive as a C2U with a 60' ROW. An additional 5'
Sidewalk and Utility Easement will be required on each side of the ROW when the adjacent
property develops.
2. It appears a portion of Dividend Drive encroaches on the property to the west of this site.
How will that be addressed?
