Dear Mr. Bennett:
This letter is to inform you that the Duke Lesley Addition, Blocks A Band C, Preliminary Plat, to establish
Blocks A, Band C, allowing for the submission of final plats prior to the development on 184.5 acres of
property located at the northwest corner of IH-635 and Beltline Road, was recommended for approval by the
Coppell Planning and Zoning Commission (6-0) on Thursday, November 16, 2006, subject to the following
conditions:
I. Meet all requirements of the Subdivision Regulations and all other city codes.
2. Show proposed zoning for each lot and block.
3. Additional 5-foot sidewalk and utility easements need to be shown on each side of 50-foot right-
of-way (see Engineering comments attached)
The date scheduled for consideration by the Coppell City Council is Tuesday, December 12, at 7:00 p.m.
A representative for this case must be present at this meeting, which will be held in Council Chambers at
City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning
Department three (3) folded copies of all revised plans, reflecting the above-mentioned conditions, on or
before 12 noon, Wednesday, November 29, 2006. Also, please submit one (I) 8 Yz x II-paper reduction,
along with one jpg, tiff, pdf or similar electronic file.

Comments
Concept Water/Sewer Plan -
1.Water lines in Lesley Drive and Belt Line Rd. are too long to dead end. These lines will need
to be connected prior to the adjacent development taking place..
Concept Drainage Plan -
2. Additional information is needed on the capacity of the "Public System" to the south. TxDOT
approval will be required to connect to this system.
3. Additional information is needed on how you propose to convey the public storm water from
Dividend Drive to the north. Drainage easements will need to be in place for the construction of
this system.
Concept Paving Plan -
4. Lesley Drive is being constructed as a 37' back-to-back street in a 50' ROW. An additional 5'
Sidewalk and Utility Easement will be required on each side of the ROW when the adjacent
property develops.
Engineering staff will continue to work on these details with the developer as it moves forward.
