Dear Mr. and Mrs. Ingle:
This letter is to inform you that Case No. PD-218-LI. Shake and Shinele, to allow for the
recognition of the existing uses on the southern portion of the property and the construction of four,
14,420-square-foot office/warehouse buildings on the northern portion of this lO.2 acre tract of land
located on the north side of Beltline Road approximately 350 feet east of North Lake Drive, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
December 21, 2006, subject to the following conditions:
Site Plan Revisions:
1. Revise Condition #2 to delete the second sentence. This issue is adequately covered in
Condition #3.
2. Deletion of Condition #6, this is not reflected on the Landscape Plan.
3. Revise location of the FDCs to be located within 50 feet of a fire hydrant and on the
same side of the fire lane of said hydrant.
Landscape Plan Revisions:
1. Increase the size of several of the parking lot islands on the Landscape Plan to match
the Site Plan, to be compliant with the Landscape Ordinance.
2. Rectify the inconsistencies between the quantity of trees indicated on the Plant List, the
Landscape Calculations, and indicated on the Landscape Pan.
3. A tree removal permit will be required prior to the removal of any trees from this site.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 9, 2007, at
7:00 p.m. A representative for this case must be present at this meeting, which will be held in
Council Chambers at City Hall. Failure to represent this item may result in the denial of this
application. City Council has instructed staff to include in its agenda packets only those items that
accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore,

please submit to the Planning Department three (3) folded copies of all revised plans, reflecting the
above-mentioned conditions, on or before 12 noon. Wednesday. December 27. 2006. Also,
please submit one (I) 8 Y2 x II-paper reduction, along with one jpg, tiff, pdf or similar electronic
file.
