FDC's shall be detached from building. Locate within 50 feet of a fire hydrant and on the same side of the firelane of said hydrant. The FOe's have been relocated to be out of the panel fall zone. See the Site Plan for locations. Parks and Recreation: 1. Tree survey is incomplete, need to know what is coming out. Survey should show only protected trees on property. Tree Survey was complete. Reviewer did not look at the correct sheet. 2. Tree Removal Permit will be required prior to start of construction. Okay. The proposed 8' X 16 (288 square foot) double sided monument sign will not be permitted, Maximum monument sign size in the City of Coppell is 60 square feet. with a maximum height of 6 feet. Sign has been revised. See the Site Plan. B. Standard parking space size is 19 feet... why do the spaces vary from 18'6" to 20' 6"? y .I \ Corrected per the City Standard parking. C. Conceptual Site Data Summary: Under the Existing Development -how were the parking space counts derived? They do not relate to the existing building sizes, occupancies or what is indicated on the Site Plan (Buildings 3,4 and 5). Rectify the inconsistencies. The existing buildings and development are "grandfathered". Parking was calculated when originally Permitted and constructed twenty-five (25) years ago. Buildings have been numbered per the Owner's request. D. . Surrounding zoning is LI not L 1. v'/ Corrected to L1. E. Relocate north arrow to under Scale. Corrected. F. City of Coppell Site Plan Notes -remove all notes. They are either a reiteration of ordinance requirements or incorrect, include only conditions specific to this PO, where the development will either not be in compliance with or special conditions exist, such as: Corrected as noted on the Site Plan. The development of this property shall be phased as indicated on the site plan. Correct. 2. All existing developments shall retain their legal, non-conforming status. PLAN DEVELOPMENT CONDIT10NS: 1. The development of this property shall be phased as indicated on the Site Plan. 2. All existing Buildings/Structures shall retain their legal non-conforming status. No upgrades or modifications shall be required on the existing structures. 3. Site plan approval shall be required for all existing building re- development and shall adhere to development standards in place at the time of construction if existing facilities are demolished for new development. However, at this PO Submittal no new upgrades shall be required to the existing structures. 4. No masonry screening wall will be required with the 100' Railroad R.O.W. The distance between this property and the SF9 Zoning to the north. In addition there is landscaping and a detention pond between the Railroad R.O.W. and the northern most building as indicated on the Site Plan. The trees within the perimeter landscape that are currently placed at 50'-0" o.C. will be redistributed to cluster trees at the northern most parking area, as shown on the landscape plans. 5. The landscape area between the sidewalk and the building will be counted toward the interior landscape requirements. 6. The additional landscape requirement of 3,470 S.F. will be incorporated within the non-vehicular open space at the ratio of 2:1 = 3,470x2 = 6,940 additional square feet of non-vehicular open space. It is recommended that the Landscape Plan be consolidated onto Sheet L1, including the Plant List table. The irrigation plan does not need to be revised or re-submitted. See Parks Department's comments on Tree Survey. Complete. B. It is assumed that the calculations are based on the new development areas only, which is appropriate, however, please specifically designate which areas are within this area. Complete. C. Revise all parking lot islands to be a minimum of 150 square feet (minimum width of 9 feet) several islands appear to be less than 150 square feet. Complete - see Site Plan. D. Verify the "provided" non-vehicular landscape area calculation. The landscaped open and detention area may be included, which will exceed the 32,238 square feet as indicated in the calculations. Complete - see Landscape Plans. E. It is recommended that trees be provided in the "front yard" of the new building instead of some of the paved walkways between the parking spaces. Some of the non-vehicular trees from the north end of the property could be relocated to be in front of the buildings. See Site Plan - trees have to be relocated to landscaped islands. F. Include the same title block as the Site Plan and Elevation Sheet, including the revision to Lot 1 R, Block A of the Shake and Shingle Addition. Complete. Elevations: A. It appears that the front elevations of all buildings are identical, why does Building #7 have a separate elevation drawing? See Elevations - Building 7 finish floor does not step.
