RE: Case No. ZC-620 The Duke Lesley Addition
Dear Mr. Bennett:
This letter is to inform you that Case No. ZC-620 The Duke Lesley Addition, zoning change request from A
(Agriculture) to LI (Light Industrial) on Block A, containing 111.6 acres of property and HC (Highway
Commercial) on Blocks Band C, containing 72.9 acres of property to allow the development of mixed uses,
including retail, office, hotel and light industrial (office/warehouse) on a total of 184.5 acres of property
located at the northwest corner of IH-635 and Beltline Road, was recommended for approval by the Coppell
Planning and Zoning Commission (6-0) on Thursday, November 16, 2006, subject to the following
conditions:
I. Show zoning classification lines going to middle of street right-of-way.
2. Dimension and show acreage of Lot 2, Block C.
3. Adjust and show acreage/dimensions of Lot 1, Block C.
4. Show acreage of area north of Lots I and 2, Block C.
5. Note that corner lots have two front yards.
6. Design all buildings/screening, and provide landscaping in conformance with the Zoning
Ordinance.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 12, at 7:00 p.m.
A representative for this case must be present at this meeting, which will be held in Council Chambers at
City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning
Department three (3) folded copies of all revised plans, reflecting the above-mentioned conditions, on or
before 12 noon, Wednesday, November 29, 2006. Also, please submit one (I) 8 12 x II-paper reduction,
along with one jpg, tiff, pdf or similar electronic file.
