1. The Engineering Dept. is not in favor of these 4
homes going in with a private sanitary sewer system.
We believe all 4 sites could drain to a public sewer
line in Summer Place, via a gravity system.
2. The proposed lots do not front on a public street.
1. Maximum deadend fire hydrant is 150ft. Water line
will need to be looped or tied into an adjacent
subdivision.
2. Providing only 24 foot 'fire lane', on street parking
will prohibited.
3. Are the homes all going to be addressed off Sandy
Lake or will the 'fire lane' be named?
1. Tree Removal Permit required prior to start of
construction.
2. Need to know which tree will be removed.
Site Plan:
1. Remove the platting information from the Site Plan
(signature blocks).
2. Show landscape easement as a Common Area with
an "X Lot" designation on all plans and note that it will
be the responsibility of the Homeowners' Association
for maintenance.
3. Submit draft HOA Documents for review.
4. Change the front yard setback to indicate that 55'
required per this PD.
5. The lot dimensions are shown on the SF-12
Regulations Table and should not be listed as these
are being created through the creation of this PD.
6. Remove the note regarding Lots 3 and 4 being
permitted to have garage access from the
hammerhead tee off the fire lane via a driveway
extension.
7. Show height of proposed masonry wall on drawing
and reference Sheets L-1, L-2 where the layout and
details ofthe wall are shown.
Landscape Plan & Tree Survey:
1. Include a legend with symbols for all existing and
proposed plants.
