Dear John:
This letter is to inform you that Case No. PD-200R-SF-12, Petterson Addition, Lots 1-4, Block
A, zoning change request from 2F-9 (Two Family-9) to PD-200-SF-12 (Planned Development
Revised -200, Single Family-12) to allow the construction of four single-family homes on 2.27
acres of property located along the north side of Sandy Lake Road, approximately 120 feet west
of Summer Place Drive, was recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, August 17,2006, subject to the following conditions:
1) The Engineering Department is not in favor of these 4 homes going in with a private
sanitary sewer system, and believes all 4 sites could drain to a public sewer line in
Summer Place, via a gravity system.
2) A Tree Removal Permit is required prior to removal of any trees.
3) Increase the building line to 65' from the western property line. This will actually be 30'
from the fire lane, utility and access easement (same as SF -12 front yard setback
requirements ).
4) Show circular drives on each lot on the Site Plan.
5) Remove note referring to a landscape easement, as this is a common area, not an
easement.
6) Contact Larry Redick at 972-323-8917 to discuss electric equipment locations.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 12,
2006, at 7:00 p.m. A representative for this case must be present at this meeting, which will be
held in Council Chambers at City Hall. Failure to represent this item may result in the denial of
this application. City Council has instructed staff to include in its agenda packets only those
items that accurately reflect conditions as recommended by the Planning and Zoning

items that accurately reflect conditions as recommended by the Planning and Zoning
Commission. Therefore, please submit to the Planning Department two (2) folded copies of all
revised plans, reflecting the above-mentioned conditions, on or before August 30, 2006. Also,
please submit one (1) 8 12 x 11 paper reduction, along with one jpg, tiff, pdf or similar electronic
file.
