RE: S-1234-SF-12, ARK Church
Dear Mr. Shin:
This letter is to inform you that S-1234-SF -12, ARK Church, zoning change request from SF -12
(Single Family-12) to S-1234-SF-12 (Special Use Permit-1234-Single Family-12), to allow the
construction of a 4,255-square-foot church on approximately 0.6 acres of property located at 517
Sandy Lake at the southwest corner of Holly Street, was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, August 17, 2006, subject to the
following conditions:
1) Indicate specifications for all materials to be used on black and white elevations, and
include Austin Stone in place of EFIS.
2) A Tree Removal Permit is required prior to the start of construction.
3) Contact Larry Redick at 972-323-8917 to discuss electric load requirements.
4) Change adjacent zoning to the west to read "PD-99-SF-7".
5) Rectify the discrepancies between the landscaping plant list, tree survey and what is
actually shown on the drawing.
6) Ensure side and front yard setbacks meet the Zoning Ordinance requirements (25'
side and 20' rear minimum).
7) Church overflow parking shall not be allowed on Holly Street.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 12,
2006, at 7:00 p.m. A representative for this case must be present at this meeting, which will be
held in Council Chambers at City HalL Failure to represent this item may result in the denial of

items that accurately reflect conditions as recommended by the Planning and Zoning
Commission. Therefore, please submit to the Planning Department two (2) folded copies of all
revised plans, reflecting the above-mentioned conditions, on or before. Also, please submit one
(1) 8 Y2 x 11 paper reduction, along with one jpg, tiff, pdf or similar electronic file.
