RE: Gateway Business Park No.3, Lots 1 and 2, Block A, Minor Plat and Reolat
Dear Mr. Nelson:
This letter is to inform you that Gateway Business Park No.3, Lots 1 and 2, Block A, Minor Plat and
Reolat, being a Replat Gateway Business Park No.2, Common Area I, Block A, containing 0.29 of an acre, and
a Minor Plat of approximately 17.8 acres of property, to establish various easements and fire lanes, to allow the
construction of two, two-story office buildings on property located at the north corner of IH-635 and Freeport
Parkway, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
December 21, 2006, subject to the following conditions:
I) Submission of a separate instrument designating the 10' -wide strip of land north of the north
property line as an off-site landscape easement, subject to approval from Atmos Energy allowing for
the planting of overstory trees within this buffer area.
2) The addition of bearings, dimensions and curve data to the fire lane easements.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 9, 2007, at 7:00 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies
of the revised Replat, reflecting the above-mentioned conditions, on or before 12 noon, Wednesday,
December 27, 2006. Also, please submit one (1) 8 ~ x II-paper reduction, along with one jpg, tiff, pdf or
similar electronic file.
