1. The drainage system that parallels Belt Line Rd. on
the east side ofthe plat appears to be a private
drainage system strictly placed to serve the drainage
associated with Lot 3, Block C. If that is the case, then
it should not be installed within the 20 foot Utility
Easement.
2. A common access easement should be provided at
the northwest corner of this lot.
3. According to the drainage plans submitted for the
overall Duke Lesley Development, it appears that no
drainage will be coming from the west and entering
this site. If that is the case, then the drainage system
along the west side of this lot should also be a private
system. If in fact that system is being designed to pick
up drainage from off site, then it should remain as a
public system within a Drainage Easement.
Additional comments may be generated upon detailed
engineering review.
