Comments
1. Prior to submission for building permit review, plan
review fees ($1,200) for the now abandoned service
station/car wash/pump island/UG tanks will need to be
paid.

1. Show proposed fire hydrants and FDC locations on
Site Plan.
1. Show the Fire Department Connection (FDC). Must
be within 50ft of a fire hydrant and on the same side of
the fire lane within 3 to 6ft of the curb.
2. Sprinkler riser room shall be accessible directly from
the exterior of the building. Room shall be a
minimum 96sqft, minimum dimension of 8ft.
1. Tree Removal Permit required.

1. Turn-off background layer, and only indicate site
plan elements that will remain once property is
developed... eliminate trees that will not be preserved,
chain link fence, topo lines, etc.
2. Both monument signs are proposed, there is not an
existing sign.

5. Under the notes section, delete "PRIOR TO ANY

Plan.

7. The Landscape Ordinance requires a landscape

LANDSCAPE PLAN
1. The Landscape Ordinance requires a landscape
island between, at a minimum, every 15 parking
spaces, and the islands need to be a minimum of 150
square feet per row of parking. The parking parallel to
SH 121 does not meet this requirement.
2. The island at the northeast corner of the building
should be increased to serve as the island for both
parking rows. It appears that this could be
accomplished without encroaching on the fire lane.
3. Rectify the inconsistencies between the number of
trees indicated as being preserved on the Existing Tree
Plan, the Landscape Plan and the Landscape
Tabulations.
4. Rectify the inconsistencies in the in the provided
number of trees in the Landscape Tabulations.
5. Extend the proposed shrubs/hedgerow to in front of
the Firestone Store, to provide a unified landscape
design along SH 121.
6. Verify that this property is meeting the open space
requirement.
. The correct Required Area is 12,067 square feet.
. Need to indicate (on separate exhibit, if needed for
clarity) where the 20,513 square feet of open space is
being provided as indicated in the Landscape
Tabulations. The previous site plan indicated that
there was 16,888 square feet of open space
(non-vehicular) and there appeared to be significantly
more land devoted to landscaping on that than the
current plan.
