Dear Mr. and Mrs. Cupstid:
This letter is to inform you that Case No. PD-I06R-SF-9, Hidden Valley, Lot 6, Block C, zoning change
request from PD-I06-SF-9 (Planned Development-I06 Single Family-9) to PD-I06R-SF-9 (Planned
Development-I06 Revised-Single Family-9), to allow for a pool and deck to be constructed along the rear
property line, providing a variance to the required 5-foot setback, at 479 Hidden Valley Drive, was
recommended for approval by the Coppell Planning and Zoning Commission (5-0) on Thursday, October 19,
2006, subject to the following conditions:
1. Provision of a landscape plan that complies with the Plant Palette prior to Council deliberation.
2. Insure pool and any decking is at least one foot off the rear property line.
3. Clarification of fencing across easement (wood, iron, or combination).
4. Acknowledgement that proposed fencing across easements is subject to removal at discretion of
easement entity.
5. Contact Greg Johnson at (972) 216-8926 to discuss proximity of proposed pool to existing TXU
facilities.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 14,2006, at 7:00
p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers
at City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Depart!,Tlent
three (3) folded copies of all revised plans, reflecting the above-mentioned conditions, on or before 12 noon.
Wednesday. November 1.2006. Also, please submit one (1) 8 12 x II-paper reduction, along with one jpg,
tiff, pdf or similar electronic file.
