NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 19th
day of October, 2006, at 6:30 p.m., in the Coppell Town Center City Council Chambers for consideration of
Case No. PD-106R-SF-9. Hidden Valley. Lot 6. Block C, zoning change request from PD-I06-SF-9 (Planned
Development -106 Single Family-9) to PD-106R-SF-9 (Planned Development - 106 Revised-Single Family-9
Revised), to allow for a pool and deck to be constructed along the rear property line, providing a variance to the
required 5-foot setback, at 479 Hidden Valley Drive, at the request of J. Tobin and L. Ashley Cupstid. All
interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing and
participate in the same. Any citizen of the City or other party of interest may also express his or her opinion
concerning this request by letter addressed to the City of Coppell Planning Department, 255 Parkway
Boulevard, Coppell, TX 75019.

2006, at 7 p.m., in the Coppell Town Center, for consideration of the Planning and Zoning Commission's
recommendation relative to Case No PD-I06R-SF-9. Hidden Valley. Lot 6. Block C, zoning change request
from PD-106-SF-9 (Planned Development -106 Single Family-9) to PD-106R-SF-9 (Planned Development -
106 Revised-Single Family-9 Revised), to allow for a pool and deck to be constructed along the rear property

The City of Coppell acknowledges its responsibility to comply with the Americans with Disabilities Act of 1990.
Thus, in order to assist individuals with disabilities who require special services (i.e. sign interpretative services,
alternative audio/visual devices, and amanuenses) for participation in or access to the City of Coppell sponsored
public programs, services and/or meetings, the City requests that individuals make requests for these services forty-

Granting the zoning change and allowing the swimming pool and deck to be
constructed would immensely affect my property value. First, by digging a pool, I
feel there would be an endangerment of killing the mature trees that provide and and
a natural barrier between our properties. Disrupting the root system of these trees
could result in their demise .
In addition, the pool area would be just too close to my property line and infringes
on my right to quiet enjoyment of my property. .I give great value in my yard and
some day when I go to sell the privacy of my yard will give added value to my
property .
I've enclosed documents concerning the trees. Some are over 100 years old and
cannot be replaced. Also included are photo's of my yard and how it adjoins
property in question
