1. Revise parking calculations to include the all
areas which are a part of the wine bar (including the
restrooms, food preparation area and back bar). This
will most likely result in a deficit in parking for the wine
bar, the retail sales of wine and the retail center as a
whole, even if the remainder of the building is devoted
to office uses. Staff is also concerned that with a
seating capacity of 76 in the bar and another 12 seats
in the retail area, a total of 36 parking spaces (if
available) will not sufficient to accommodate patrons
and employees of this use or the entire center.
2. Need a letter from the building owner (not
the leasing agent) that they will only lease the
remaining lease space(s) (except for the nail salon) to
office tenant(s).
3. Provide sample "menu" for the wine bar
4. Need additional detail on the proposed sign
- size, color, raceway, etc. It is recommended that the
sign be the same color materials and font as the
"perfect nails" sign as indicated on the attached.
