Dear Mr. Pierce:
This letter is to inform you that Case No. PD-221R-HC, Duke Leslev Addition, zoning
change request from PD-221-HC (Planned Development-221-Highway Commercial) to
PD-221R-HC (Planned Development-221 Revised-Highway Commercial), to approve a
Detail Site Plan allowing the construction of a l82,700-square-foot office building at the
southwest corner of the proposed extension of Dividend Drive and S. Beltline Road, was
recommended for approval by the Coppell Planning and Zoning Commission (7-0) on
Thursday, February 15 2007, subject to the following revised conditions:
1) Correct front yard dimensions; some places it is 50' -0" and in others
it is 50' -6",
2) Dimension west property line to parking lot.
3) Correct west side Landscape Plan dimensions.
4) Dimension south property line to parking lot.
5) Zoning is PD-221-HC, not proposed PO-HC.
6) On Landscape Plan required parking is 610, not 609.
7) Redesign the layout of the Landscape Plan to be more in line with an
office building complex, vs. warehouse.

The date scheduled for consideration by the Coppell City Council is Tuesday, March 27,
2007, at 7 p.m. A representative for this case must be present at this meeting, which will be
held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets
only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Therefore, please submit to the Planning Department three (3) folded
copies of revised plans, reflecting the above-stated conditions on or before 12 noon.
Wednesday. March 14th. Also, please submit one (1) 8 ~ x II-paper reduction of each
revision, along with one jpg, tiff, pdf or similar electronic file.
