NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City ofCoppell will hold a public hearing on Thursday, the 19th day of April,
2007, at 6:30 p.m., in the Coppell Town Center City Council Chambers for consideration of the Shadvdale Acres. Lots
4Rl and 4R2. Block C. Replat, being a replat of Lot 4R, Block C, into two lots to allow the development of two single-
family homes on 1.108 acres of property located along the east side of Shadydale Lane, 190' north of Shady Oak Lane, at
the request of Steve Payne, Steve Payne Custom Homes. All interested citizens of the City of Coppell and other parties of
interest are invited to attend this public hearing and participate in the same. Any citizen of the City or other party of interest
may also express his or her opinion concerning this request by letter addressed to the City of Coppell Planning Department,
255 Parkway Boulevard, Coppell, TX 75019.
Persons owning property within 200' in the original subdivision of the proposed replat are required by State law to
receive notification of this hearing. According to the current tax records, you are the owner of property affected by
this replat.
Regarding this replat, Local Government Code Section 212.015 reqUires that you be advised of the following
requirement of subsection (c)
(c) If the proposed replat requires a variance and is protested in accordance with this subsection, the
proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of
the members present of the municipal planning commission or governing body or both. For a legal
protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land
immediately adjoining the area covered by the proposed replat and extending 200 feet from that area,
but within the original subdivision, must be filed with the municipal planning commission or governing
body, prior to the close of the public hearing.

Coppell Town Center, for consideration of the Planning and Zoning Commission's recommendation relative to the

Planning Commission meeting on April 19, 2007. Consequently, this
case will NOT be heard March 15th. You will be receiving another

Regarding Case: SHADYDALE ACRES, LOTS 4R1 & 4R2, BLOCK C, REPLA T
At the time the 20 feet was added to the original lot it was agreed there was to be only
one house on this lot. If the lot is split more trees will have to be removed and it seems
enough have been taken down already. Since the lots will be so narrow the houses will
be too close together and deep on the lots that they will probably block what prevailing
summer breezes there are. Also a two story house that close will overlook our property
and do away with any privacy we have now. In addition Shadydale Lane does not need
any more traffic especially when two cars can't pass now what with all the brick mail
boxes and rocks on the edges of the road in the easement.
