Dear Mr. Birdsong,
The City of Coppell Board of Adjustment heard your variance requests for the property located
at 844 DeForest on September 1, 1994.
The Board voted to deny your variance re~tuest to Section 35-3.3 to allow a bam over 150 sq.
fi. to be constructed without the 80% masonry requirement. When you are ready to build the
bam and have drawings and more information you may make application to the_ Board of
Adjustment in order to request a variance.
The Board voted to approve your variance request to Section 8-2.2 (B) to reduce the required
200' lot width by 44.12'. The Board also voted to approve your variance request to Section 35-
3.2 and Section 35-3.3 to allow the 3 non-conforming buildings to remain on the property for a
period of not more than twenty-four (24) months at which time Mr. Birdsong would remove the
buildings from the property or come before the Board to request another variance.

PUBLIC HEARING:
Consider a request for variance from Section 8-2.2 (B), Section 35-3.3, and Section 35-3.2
(B) of the City's Zoning Ordinances which concems required lot width, masonry coverage and
setbacks for accessory buildings.
This variance is being requested by Mr. Brace Birdsong for the property located at 844
DeForest.
EXPLANATION:
Mr. Birdsong requests a variance to construct a new single-family residence on a lot zoned
"Agricultural" that does not have the required minimum 200' lot width. He also requests a
variance to construct a bam without 80% of the exterior walls being constructed of masonry,
and a variance to allow the 3 non-conforming accessory buildings on the site to remain.
STAFF RECOMMENDATION:
The property in question is currently being platted and the zoning will remain Agricultural. It
will meet all the "A" zoning requirements except for the minimum 200' lot width. The lot is
only 155.88' in width and the applicant is requesting a variance to reduce the required width
by 44.12'.
Mr. Birdsong also requests a variance fi.om Section 35-3.2 in order to build a bam. Section
35-3.2 requires that accessory structures greater than 150 feet in area are to be constructed of
80% masonry. Staff has not received drawings indicating location, size, or what the bam will
look like so staff cannot make any recommendation except denial with regard to this item.
Finally, the three accessory buildings aggregate area is over 200 sq. ft. so each would be
required to be masonry construction and have a 15'-6" sideyard setback rather than the 6 foot
or so where they are shown.

real property located in the City of Coppell, Texas, hereby make application for a request for a variance from the
terms of Section of the City of Coppell Zoning Ordinance.

1. Allow the construction of a single family residence on a lot that
is 155 feet wide, where the ordinance asks tora 200 foot minimum.
2. Allow the constuction of a barn without the requirement of a brick
facade.
3. Allow the 3 non-conforming structures to remain on this property.
The attached checklist must be completed before your application will be considered by the Board.
A non-refundable application fee of $50.00 is required at the time of application. A deposit of fifty dollars ($50.00)
is also required at the Nme of application. The deposit is charged for the variance sign that will be placed in your
yard by city staff. Staff will pick up the sign the day after the public hearing is held for the variance. The deposit
will be returned to the applicant if the sign is returned undamaged.
I have read this application form and understand that filing the application and paying the fees does not guarantee
an affirmative action by the Board of Adjustment. I further understand that at least four (4) afffu-mative votes must
be cast in order to receive a variance.

SECTION 8 - "AGRICULTURAL"
10. Such uses as may be permitted under the provisions of Special Use
Permits, Section 30-4.
8-1 Maximum Height Regulations - Thirty-five (35) feet nor more than two and
one-half (2-1/2) stories high.
8-2 Area Regulations:
1. Minimum Size of Yards
(A) Front Yard: forty (40) feet.
03) Side Yard: Ten (10) percent of the width of the lot, not to
exceed fifty (50) feet.
(C) Rear Yard: Twenty-five (25) feet.
2. Minimum Size of Lot:
(A) Lot Area: three (3) acres.
03) Lot Width: Two hundred (200) feet.
(C) Lot Depth: Three hundred (300) feet.
3. Minimum Dwelling Size: Two thousand four hundred (2,400) square
feet exclusive of garages, breezeways and porches.
4. Maximum Lot Coverage: Ten (10) per cent of the total area of the lot
may be covered by the combined area of the main buildings and
accessory buildings.
8-3 Parking Regulations: Two (2) enclosed spaces behind the front yard line.
Off-street parking spaces shall be provided in accordance with the
requirements for specific uses set forth in Section 31. Where lots are adjacent
to alley, the enclosed parldng area (garage) must be accessed off of the alley
only.
8-4 Type of Exterior Construction: At least eighty (80%) percent of the exterior
walls of the first floor of all structures shall be of masonry construction (see
Section 42-80) exclusive of doors, windows, and the area above the top plate
line. Each story above the first floor of a straight wall structure shall be at
least eighty (80%) percent masonry exclusive of doors, windows and the area
above the top plate line.

3. Materials: Exterior grade wood siding is permitted on
accessory buildings that are 150 square feet or
less provided that the wood is painted with a
color that closely resembles the color of the main
structure.
35-3 Accessory buildings that are greater than 150 square feet:
1. Maximum Height: 12 feet
2. Setbacks:
(A) Rear:
i. 10 feet
Exception · When the accessory building is a
garage or carport, the rear setback
is 20 feet.
ii. 15 feet when the rear property line is adjacent to a street '
(B) Side:
i. The same as the setback required for the main structure
ii. 15 feet from a side property line that is adjacent to a
side street
iii. 10 feet from the main structure on an adjacent property
3. Materials: 80% of the exterior walls must be masonry that
closely resembles the masonry used in the main
building.
