HISTORY: A Plat and Special Use Permit were approved for this project in June
2004, which have since expired due to lack of filing and development,
respectively.
TRANSPORTATION: Denton Tap is a P6D, six-lane divided thoroughfare built to standard
within a 120-foot right-of-way.
SURROUNDING LAND USE & ZONING:
North - Dickey's Barbecue Pit, C (Commercial, S-1155)
South - Bloom Embroidery building, C (Commercial)
East - Callahan (Green Oaks) Addition, PD-195-0
West - Residential, PD-198-SF-7
COMPREHENSIVE PLAN:
The Comprehensive Plan of May 1996 shows the property
as suitable for Mixed Use.
DISCUSSION:
This is the companion request to plat the property proposed to have a
1,400-square-foot stand-alone donut shop and cafe along the west side of
Denton Tap Road, just south of Dickey's Barbecue Pit. A proposed
mutual access and fire lane easement begins at the southern property line,
and ties-in with Dickey's fire lane and access easement to the north. A 10'
sidewalk and utility easement is proposed running north to south, abutting
the Denton Tap right-of-way. Staff is comfortable recommending
approval as the plat is in compliance with all Subdivision Ordinance
requirements and no outstanding conditions remain.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends APPROVAL with no outstanding conditions.
