1. Water line should tie into public water at two
locations to provide a looped fire system.
2. Fire hydrants should be spaced at 300 feet along
the fire lane.
3. Private water lines should be separated from the
public water by use of a double detector check in a
vault. This vault should be located in a 25' x 25' Utility
Easement.
4. Should city services be stubbed to Lot 9B?
5. Provide Preliminary Drainage Design Plans
including drainage areas and points of discharge.
6. All surface drainage should be collected on site, not
concentrated and discharged to the street.
7. Is the 6" sanitary sewer on the south side of this lot a
private service or a public sewer line? If public, it
should be a minimum of 8" in diameter, and located
within a 20" utility easement.
Plat
1. Provide all necessary easements on the plat,
including fire lane easements.
For your information, we are providing the following
estimated fees. These fees are based on the
information provided, and may change prior to
finalizing the project.
Roadway Impact Fee $20,196
Water Impact Fee $21,438
Wastewater Impact Fee $9,594
In addition, construction inspection fees in the amount
of 2% of private paving, drainage, water and sewer
and 4% of public work will be collected at the time of
permitting.
