WHEREAS, DUKE REALTY LIMITED PARTNERSHIP, an Indiana limited partnership and DUKE
CONSTRUCTION LIMITED PARTNERSHIP, an Indiana limited partnership are collectively the owner
of a 34.474 acre tract of land situated in the Cordelia Bowen Survey, Abstract No. 56, and the Jefferson
Tilley Survey, Abstract No. 1474, Dallas County, Texas; said tract being part of those tracts of land
described as Tract I and Tract 2 in the Special Warranty Deed to Duke Realty Limited Partnership
recorded in Instrument No. 200600301442 of the Deed Records of Dallas County, Texas; said 34.474 acre
tract being more particularly described as follows:
BEGINNING, at a 112-inch iron rod with "DCA" cap found for comer, said point being
at the intersection of the north right-of-way line of Interstate Highway No. 635 (a
variable width right-of-way) and the west line of Beltline Road (a 120-foot wide right-of-
way);
THENCE, North 71 degrees, 35 minutes, 05 seconds West, along the said north line of
Interstate Highway No. 635, a distance of 1,273.46 feet to a 1/2-inch iron rod with
"Pacheco Koch" cap set for comer;
THENCE, North 63 degrees, 22 minutes, 48 seconds East, departing the said north line of
Interstate Highway No. 635, a distance of 21.20 feet to a 1/2-inch iron rod with "Pacheco
Koch" cap set for comer; said point being the beginning of a non-tangent curve to the
left;
THENCE, in a northerly direction along said curve to the left, having a central angle of
17 degrees, 52 minutes, 50 seconds, a radius of 425.00 feet, a chord bearing and distance
of North 08 degrees, 56 minutes, 25 seconds East, 132.09 feet, an arc distance of 132.63
feet to a I/2-inch iron rod with "Pacheco Koch" cap set at the end of said curve;
THENCE, Due North, a distance of 367.88 feet to a 1/2-inch iron rod with "Pacheco
Koch" cap set for comer; said point being the beginning of a curve to the left;
THENCE, in a northerly direction along said curve to the left, having a central angle of
45 degrees, 00 minutes, 00 seconds, a radius of 425.00 feet, a chord bearing and distance
of North 22 degrees, 30 minutes, 00 seconds West, 325.28 feet, an arc distance of 333.79
feet to a 1/2-inch iron rod with "Pacheco Koch" cap set for the end of said curve;
THENCE, North 45 degrees, 00 minutes, 00 seconds West, a distance of 69.44 feet to a
1/2-inch iron rod with "Pacheco Koch" cap set for comer; said point being the beginning
of a curve to the right;
THENCE, in a northerly direction along said curve to the right, having a central angle of
45 degrees, 02 minutes, 27 seconds, a radius of 475.00 feet, a chord bearing and distance
of North 22 degrees, 28 minutes, 47 seconds West, 363.86 feet, an arc distance of 373.40
feet to a 1/2-inch iron rod with "Pacheco Koch" cap set for the end of said curve;
THENCE, North 00 degrees, 02 minutes, 27 seconds East, a distance of 93.74 feet to a
1/2-inch iron rod with "Pacheco Koch" cap set for comer;
THENCE, North 44 degrees, 57 minutes, 33 seconds West, a distance of 21.21 feet to a
1/2-inch iron rod with "Pacheco Koch" cap set for comer;
THENCE, North 89 degrees, 57 minutes, 33 seconds West, a distance of 1,019.79 feet to
a 1/2-inch iron rod with "Pacheco Koch" cap set for comer; said point being the
beginning of a curve to the right;
THENCE, in a westerly direction along said curve to the right, having a central angle of
54 degrees, 13 minutes, 48 seconds, a radius of 495.00 feet, a chord bearing and distance
of North 62 degrees, 50 minutes, 39 seconds West, 451.22 feet, an arc distance of 468.51
feet to a I/2-inch iron rod with "Pacheco Koch" cap set for the end of said curve; said
point being in the said north line of Interstate Highway No. 635; from which a concrete
highway monument found bears South 35 degrees, 43 minutes, 45 seconds East, a
distance of 178.58 feet; ,
THENCE, North 35 degrees, 43 minutes, 45 seconds West, along the said north line of
Interstate Highway No. 635, a distance of 1,091.16 feet to a 1/2-inch iron rod found for
comer; said point being the southeast comer of Lot 2, Block C, Gateway Business Park,
an addition to the City of Coppell, Texas according to the plat recorded in Volume
99104, Page 106 of said Deed Records;
THENCE, North 00 degrees, 13 minutes, 57 seconds East, along the east line of said
Gateway Business Park addition, a distance of 791.39 feet to a 1/2-inch iron rod with
"DCA" cap found for comer; said point being the southwest comer of that tract of land
described in Special Warranty Deed to Coppell Independent School District recorded in
Volume 417, Page 461 of the said Deed Records
THENCE, North 89 degrees, 26 minutes, 32 seconds East, along the south line of said
Coppell Independent School District tract, a distance of 1.50 feet to a 1/2-inch iron rod
with "Pacheco Koch" cap set for comer; said point being the beginning of a non-tangent
curve to the right;
THENCE, South 35 degrees, 46 minutes, 22 seconds East, departing the south line of said
Coppell Independent School District tract, a distance of 45.50 feet to a 1/2-inch iron rod
with "Pacheco Koch" cap set for comer; said point being the beginning of a curve to the
right;
THENCE, in a southerly direction, along said curve to the right, having a central angle of

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT DUKE REALTY LIMITED PARTNERSHIP, an Indiana limited partnership and DUKE
CONSTRUCTION LIMITED PARTNERSHIP, an Indiana limited partnership, do hereby adopt this plat
designating the herein described property on DUKE LESLEY ADDITION, DIVIDEND DRIVE &
POINT WEST BOULEVARD, an addition to the City of Coppell, Texas and do hereby dedicate to he
public use forever, the streets, alleys, and easements specified as dedicated to the public shown thereon.
The easements shown hereon are hereby reserved for the purpose as indicated.
No buildings, fences, trees, shrubs, or other improvements or grown shall be constructed or placed upon,
over or across the "Utility Easements" as shown. Said "Utility Easements" being hereby reserved for the
mutual use and accommodation of all public utilities desiring to use or using same. All and any public
utility shall have the right to remove and keep removed all or parts of any buildings, fences, trees, shrubs
or other improvements or growths while reconstructing, inspecting, patrolling, maintaining and adding to
or removing from all parts of its respective system, within said "Utility Easements", without the necessity
at any time of procuring the permission of anyone.
Notwithstanding the foregoing, DUKE REALTY LIMITED PARTNERSHIP, an Indiana limited
partnership and DUKE CONSTRUCTION LIMITED PARTNERSHIP, an Indiana limited partnership,
reserve for themselves, their successors and assigns the right to use the surface of all such easements for
installing landscaping and irrigation systems, for parking of vehicles (except that parking shall not be
authorized in any designated parking lanes), for the passage of pedestrian and vehicular traffic, and to
construct and maintain paving on the surface of such easements for the purpose of such reserved used.
