according to the plat recorded in Volume 99175, Page 22, Deed Records, Dallas
County, Texas, same point being located in the west right of way line of Denton
Tap Road (a 120-foot right-of-way);
THENCE, South with the said west right of way line of Denton Tap Road, a
distance of 138.00 feet to a 1/2- inch steel rod found at the northeast corner of
of Lot 1, Block A, BEl Properties Addition, an addition to the City of Coppell,
Dallas County, Texas, according to the plat recorded in Volume 2005130, Page 39,
Deed Records, Dallas County, Texas;
THENCE, West with the north line of said Lot 1, Block A, a distance of 153.76
feet to a 1/2- inch steel rod found in the east line of a 15 foot wide alley as
dedicated on the plat of North Lake Estates, an addition to the City of Coppell,
Dallas County, Texas, according to the plat recorded in Volume 45, Page 65, Map
Records, Dallas County, Texas;
THENCE, North 00 degrees 00 minutes 48 seconds West with the said east line of
said 15 foot wide dedicated alley, a distance of 138.00 feet to a 1-inch steel rod
found at the southwest corner of the aforesaid Lot 1, Block 1, Dickey's Addition;
THENCE, East with the south line of said Lot 1, Block 1, Dickey's Addition, a
distance of 153.79 feet to the PLACE OF BEGINNING.

NOW THEREFORE KNOWN ALL MEN BY THESE PRESENTS:
That CARL H. KIM and JUNG-SUN KIM, acting herein by and through its duly authorized
officers, does hereby adopt this plat designation the herein above described property
as KOUNTRY DONUTS ADDITION, LOT 1, BLOCK A, an addition to the City of Coppell,
Texas and does hereby dedicate to the public use forever the streets, alleys and
easements shown thereon. The easements shown hereon are hereby reserved for
purposes as indicated.
No building, fences, trees, shrubs or other improvements or growths shall be
constructed or placed upon over or across the "Utility Easements" as shown. Said
"Utility Easement" being hereby reserved for the mutual use and accommodation of all
public utilities desiring to use of using same. All and any public utility shall have the
right to remove and keep removed all or any building, fences, trees, shrubs or other
improvements or growths which may in any way endanger or interfere with the
construction, maintenance or efficiency of its respective system on the "Utility
Easement" and all public utility shall at all times have the full right of ingress and
egress to or from and upon the said "Utility Easement" for the purpose of
