B. Revise the purpose statements as follows: (CAPS
INDICATE REVISIONS)
#4 To Establish that all landscaping shall comply with
Article 34 of the Coppell Zoning Ordinance, with the
exception that the required 10' landscape buffer along
INTERNAL property lines MAY be waived ADJACENT
TO mutual access easement to reduce the amount of
concrete drive aisles, and IMPROVE CIRCULATION,
an equivalent amount of landscaping area AND
TREES shall be provided INTERIOR or along
perimeter of each parcel.
#5 correct the spelling of amendments,
C. Staff is concerned with the adequacy of
"Private Drive A" to support the amount of traffic
envisioned for this development. Consideration should
be given to the widening of this private drive, the
elimination of the head-in parking and controlling the
points of access.
D. Mutual access driveways should be provided
to the planned office development to the north to
allow for access to and from the office/hotel/retail and
restaurants without going onto the publiC rights-ot-way.
E. The Concept Plan indicates 3- Multi-tenant Signs
and 6- pole signs along LBJ and
4- monument signs along S. Belt Line Road
1. Will any of these signs comply with the
setback regulations of the Zoning Ordinance: Minimum
setbacks - 15 feet from street right-of-way, 75 feet from
property lines other than those property lines fronting
the street right-of-way.
2. Are additional variances being requested
allowing for more than one sign per lot?

3. Condition #2 addresses "Pylon" signs... I
assume these are multi-tenant signs.. will the
monument signs along S.Belt Line Road be of the
same architectural design, but be limited to 40 sq.
feet?
4. Provide a Conceptual Design for all
multi-tenant signs, stating compliance with:
"In the case of multi-tenant office and/or retail
buildings, the individual tenant names may be listed
subject to:
(a) All individual tenant name plates must be
the uniform size, color and font, in accordance with
this ordinance.
(b) Minimum letter size shall be six inches,
No other advertising or promotional information is
permitted thereon. Such sign may be single or double
faced. Can signs made of plastic or similar materials
are not permitted as detached (monument) signs.
Backlit plastic is not permitted within detached
(monument) signs."
Internally-lit signs are expressly prohibited in the city of
Coppell.
5. Pole signs are also not currently permitted in
the city of Coppell, therefore if requested, detailed
development standards need to be submitted,
addressing height, design, location, architectural
compatibility - i.e. materials, design color of "poles"
etc..
6. Will the hotel be advertising on any of the
proposed multi-tenant signs? Will they have their own
sign.. will it be architecturally compatible with the
other signs on this site?

provided 16% - required Landscaping in the City of
