Parks and Recreation John Elias 5/30/2007 No comments Planning Department Marcie Diamond 5/25/2007 Parking: When the site plan was approved for this development, it anticipated only a 1,700 square foot restaurant with the 940 square foot patio, ..this request is for a 3,580 sq. ft. restaurant with the 940 square foot patio..resulting in a 10 parking space deficit. It appears that the existing buildings to the west and south were over-parked, anticipating medical (1 space per 175) vs. office (1 space per 300) but were ultimately leased to office users. Verify the existence of excess parking and provide parking agreement for the lot to the south, similar to the agreement executed to the west. 1. Revise Parking tabulations accordingly. Signage The site plan approval for this building indicated sign areas over the canopies, and the signs were to be white channel letter, Times New Roman font. The 1 st sign approved for this building was Banker Mortgage, with bronze color letters. The Fat Daddy's sign will have the same color letters, and a multicolor logo, which is less than 20% of the area of the sign. HOWEVER, the placement of the sign, over the door appears awkward, and was not as approved on the site plan. 1. Relocate the Fat Daddy's sign to above the awning on the farade. 2. Indicate the approved sign on the second floor for the mortgage company.
