RE: PD-213R2-H, Lost Creek Townhomes
Dear Jason:
This letter is to inform you that Case No. PD-213R2-H, Lost Creek Townhomes, zoning
change request from H (Historic) to PD-213R2-H (Planned Development-213 Revision 2-
Historic) with a Detail Site Plan, to allow the development of 25 residential units,
recreation, open space and common areas on 4.57 acres of property and a Concept
Plan for commercial uses on approximately one acre of property located along the east
side of Coppell Road, approximately 210 feet north of Bethel Road, was approved by the
Coppell City Council (6-0) on Tuesday, May 8,2007, subject to the following conditions:
1) Label Mulberry Lane on all exhibits; eliminate Kate Lane.
2) Landscape Plan needs to be signed by a registered landscape architect.
3) Ensure units comply with Old Coppell Design Guidelines.
4) Drainage system will be further evaluated during Engineering's plan review
process.
5) Park development fee of $1285/unit and tree removal permit required.
Please submit to the Planning Department by Wednesday, May 30,2007, two (2) 24"x36"
copies of each revision incorporating the above-stated conditions. Also, please submit
one (1) 8 V2 x 11-paper reduction, along with one jpg., tiff., pdf., or similar electronic file of
each revision.
In order to prepare an Ordinance, we need to assemble appropriate documentation.
When this has been completed and Council has approved the Ordinance, a copy will
be sent to you.
