Field Notes, North Campus, PD-224-HC FIELD NOTES NORTH CAMPUS NORTH LAKE COLLEGE DALLAS COUNTY COMMUNITY COLLEGE DISTRICT Being that certain called 37.038 acre tract of land in the Jesse Moore Survey, Abstract No. 468 and the C.S. Dunnagan Survey, Abstract No. 1655, in the City of Coppell, Texas, as described in a deed to the Dallas County Community College District, recorded in Volume 2005146, Page 06788, Deed Records Dallas County, Texas, and being more particularly described as tollows; BEGINNING, at Texas Department of Transportation Type II monument found at the southerly northwest corner ot said 37.038 acre tract, on the east right-ot-way line ot State Highway 121, a variable width right-ot-way, being that certain called 3.8944 acres of land as described in a deed to the State of Texas, recorded in Volume 86187, Page 0102, said Deed Records, and being the north corner ot that certain called 3.8144 acre tract of land as described in a deed to Houghton Properties, recorded in Volume 2003106, Page 13485, said Deed Records; 1) THENCE, North 36 degrees 59 minutes 59 seconds East, along the common northwest line of said 37.038 acre tract and said east right-ot- way line, a distance of 303.82 feet to a five-eights inch steel rebar with yellow plastic cap marked "SAM, Inc." set for an angle corner: 2) THENCE, North 33 degrees 02 minutes 17 seconds East, continuing along said common line, passing at 13.92 feet a one-half inch steel rebar found bears North 56 degrees 57 minutes 43 seconds West at a distance of 1.65 feet, continuing along said common line, passing at a distance of 223.15 feet a one-half inch steel rebar with a yellow plastic cap marked "Halff & Assoc." found, continuing along said common line a total distance of 529.65 feet to a Texas Department ot Transportation Type II monument found for an angle corner; 3) THENCE, North 33 degrees 00 minutes 17 seconds East, continuing along said common line, a distance of 131.07 feet to a broken Texas Department of Transportation Type II monument found tor an angle corner and being the northeast corner of said 3.8944 acre State of Texas tract and being the southeast corner of that certain called 0.8841 acre tract of land as described in a deed to the State of Texas, recorded in Volume 87063. 12) THENCE, North 89 degrees 39 minutes 49 seconds East, continuing along said common line, a distance of 11.00 feet to a five-eights inch steel rebar with yellow plastic cap marked "SAM, Inc." set for corner on the west right-of-way line of Royal Lane being described as that certain called 0.065 acres of land, called Part 2 and dedicated for Royal Lane to said City of Coppell by a deed recorded in Volume 2005139, Page 438, said Deed Records and included in said 37.083 acre tract; 13) THENCE, South 00 degrees 38 minutes 43 seconds East, along said west right-of-way line of said Royal Lane, a distance of 1,086.45 feet to a five-eights inch steel rebar with yellow plastic cap marked "SAM, Inc." set for the southeast corner of said 37.038 acre tract, from which a one-half inch steel rebar found bears South 03 degrees 51 minutes 39 seconds East at a distance of 2.19 feet, the northeast corner of that certain called 25.42 acre tract of land as described in a deed to Primera Coppell Properties III, Ltd., recorded in Volume 97242, Page 02647, said Deed Records, bears North 89 degrees 38 minutes 32 second East, a distance of 1.50 feet; 14) THENCE, South 89 degrees 38 minutes 32 seconds West, along the south line of said 37.038 acre tract and the north line of said 25.42 acre tract, a distance of 1,427.47 feet to a five-eights inch steel rebar with yellow plastic cap marked "SAM, Inc." set for the southwest corner of said 37.038 acre tract and the northwest corner of said 25.42 acre tract and being on the east line of said Houghton tract, a one-half inch steel rebar found bears North 30 degrees 43 minutes 57 seconds West at a distance of 5.20 feet; Basis of Bearing is the City of Coppell Geodetic Control Network, Stations 1 and 2. All distances are surface and coordinates shown are surface and may be converted to grid by multiplying Station 2 Combined Scale Factor of 0.99987356. The above described tract of land was surveyed on the ground under my supervision in September, 2006, research completed in August and September, 2006. John F.
