Site Plan
1. Is the median opening going to be proposed on
Royal Lane to accommodate northbound traffic on
Royal Lane? If so, you will need to shift your northern
driveway approximately 60 - 90 feet to the south to
align with the existing driveway on the east side of the
road.
Utility Plan
2. Please be advised that even though you are
showing a proposed 10" sewer line to flow to the south
and tie into the existing 8" sewer line may be
inadequate for your development. The City of Coppell
is in the process of obtaining a sewer analysis for this
property analyzing capacity through the existing 8"
sewer line to the north or tying into the existing 8" at
the intersection of Royal Lane and Northpoint Dr. or
running a completely new sewer line that would go to
the intersection of Royal Lane and Northpoint Dr., and
then go east on Northpoint Dr. and tie into an existing
15" sewer line in Cottonwood Creek.
1. FDC appears to be in a parking stall. FDC and Fire
Hydrants are required to be visible and accessible,
minimum of 3ft of clear space around them.

Sheet L201 - Preliminary Landscape Plan
1. There are discrepancies in the size of the
building foot print and the lot area for Phase 1 on
this and the Site Plan sheets..please rectify.
2. Perimeter Landscape - per the Streetscape
Plan, Cedar Elm Trees are recommended
along Sandy Lake Road
3. The Plat Schedule indicates 91 trees are
being proposed, the Data Table indicates 67
trees, the plan indicates 81 trees please rectify the
discrepancies.
4. Dimension the boundaries of the property.
5. Existing and proposed utilities easements
need to be indicated to determine if there are
conflicts with proposed plantings.
