RE: PD-223-C and S-1114-C. Kimbel Addition
Dear Mr. Hinckley:
This letter is to inform you that Case No. PD-223-C and S-1114-C. Kimbel
Addition, zoning change from C (Commercial), S-1085-C and S-1114-C to
PD-223-C and S-1114-C (Planned Development 223-Commercial and
Special Use Permit 1114-Commercial) to allow the construction of two
retail/medical buildings, a bank, the retention of an existing take-out
restaurant (S-1114-C, Papa John's) and a portion of an existing retail
structure, totaling 25,245-square-feet, and to allow a reduction in
landscaped areas, required setbacks, alternative signage colors, sizes and
locations and other deviations from the requirements of the Zoning
Ordinance, on 2.9 acres of property located at the northeast corner of
Sandy Lake Road and MacArthur Boulevard, was approved by the
Coppell City Council (6-1) on Tuesday, May 22, 2007, subject to the
following conditions:
1) The property shall be developed in accordance with the site
plan, landscape plan and elevations as revised and presented
to Council on May 22, 2007.
2) The attached signage shall be limited to two (2) CVS/pharmacy
signs, deleting all ancillary signs, except for directional signage
on the canopy over the drive-through pharmacy.
In order to prepare an Ordinance, we need to assemble appropriate
documentation. Please submit to the Planning Department by
Wednesday. June 27. 2007, two (2) 24"x36" copies of revised plans
incorporating the above-stated conditions. Also. please submit one (1) 8 Y2
x 11-paper reduction along with one jpg., tiff., pdf., or similar electronic file
of each revision. When this has been completed and Council has
approved the Ordinance. a copy will be sent to you.
As a reminder. the zoning change sign can now be returned to the
Planning Department for your deposit reimbursement of $150.
