RE: Braewood North (The Gables), Lot 1. Block A, Site Plan

This letter is to inform you that Braewood North (The Gables), Lot 1. Block A. Site Plan, to
amend the land use designation on the Comprehensive Land Use Plan from Residential
Medium Density to Neighborhood Retail and to allow the development of a two-story
office/retail building containing 11,000-square-feet on 41,084-square-feet of property
located along the south side of Sandy Lake Road, approximately 154 feet west of
Heather Glen Drive, was recommended for approval by the Coppell Planning and
Zoning Commission (6-0) on Thursday, June 21,2007, subject to the following conditions:
1) Alter the Comprehensive Plan to reflect office/retail here.
2) Indicate fire hydrant and FDC location.
3) Trees 93,94, 101, 105 and 108 are shown to be saved.
4) Being Post Oaks, their survival is questioned, and they should be mitigated
now.
5) Tree mitigation fees of $11,000 are required to be put into escrow for a period
of three years starting from the date of building permit issuance.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 10,
2007, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. Therefore, please submit to the Planning Department three (3)
24x36" copies of the revised plans, reflecting the above-stated conditions on or before 12
noon, Wednesday, June 27th, 2007. Also, please submit one (1) 8 V2 x 11-paper reduction
of each revision, along with one jpg, tiff, pdf or similar electronic file.
