RE: Braewood North (The Gables), Lot 1, Block A, Site Plan

This letter is to inform you that Braewood North (The Gables), Lot 1, Block A, Site Plan, to amend
the land use designation on the Comprehensive Land Use Plan from Residential Medium Density
to Neighborhood Retail and to allow the development of a two-story office/retail building
containing 11 ,OOO-square-feet on 41 ,084-square-feet of property located along the south side of
Sandy Lake Road, approximately 154 feet west of Heather Glen Drive, was approved by the
Coppell City Council (5-0) on Tuesday, July 10,2007, subject to the following conditions:
1) Indicate fire hydrant and FDC location.
2) Trees 93, 94, 101, 105 and 108 are shown to be saved. However, being Post Oaks,
their survival is questioned; therefore, tree mitigation fees of $11,000 are required
to be put into escrow for a period of three years starting from the date of building
permit issuance.
Please submit to the Planning Department by Wednesday, July 18, 2007, two (2) 24"x36" copies
of the revised plans incorporating the above-stated conditions. Also, please submit one (1) 8 V2
x 11-paper reduction along with one jpg., tiff., pdf., or similar electronic file.
For your information, the City Council approved an amendment to the Comprehensive Land Use
Plan from Residential Medium Density to Neighborhood Retail on 41 ,084-square-feet of property
