Dear Mr. Hale:
This letter is to inform you that the Arbor Manors. Preliminary Plat, to allow the
development of 73 single-family homes and 9 common area lots on approximately 25.15
acres of property. located south of Sandy Lake Road; west of Denton Tap Road, was
recommencfedforapprpval by, the Coppell Planning and Zoning Commission (6-0). on
Thursdoy,June 21.2007. subject to.the following'conditions:" .,' .
1) Park development fees of $1285 per lot.
2) Tree removal permit required prior to start of construction/dirt work.
3) Need formal. written street easement agreement with GTE.
4) Provide access drive to Wynnpage retail tract.
5) All common areas need to be indicated by "X" lots, do not duplicate
numbers.
6) Tract A-1 is "R", Retail, not "C". Commercial.
7) Add note that lots 5-8, Block D will not have alley access.
8) Co!led run-off before reaching Sandy Lake Road.
9) Drainage will be evaluated further during the Engineering review
process.
10) Place stamped concrete at subdivision entrances
11) Typical pavement section follows City design standard 2035.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 10,
2007, at 7 p.m. A representative for this case must be present at this meeting, which will
be held in Council Chambers at City Hall. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda
packets only ..those, items that accurately reflect conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planning Departmel)t
three (3) 24x36" copies of the revised plans, reflecting the. above-stated conditions on or
before 12 noon, Wednesday, June 27th, 2007. Also, please submit one (1) 8 V2 x 11-paper
reduction of each revision, along with one jpg, tiff, pdf or similar electronic file.
