RE: Case No. PD-222-LI. Duke Leslev Addition
Dear Mr. Bennett:
This letter is to inform you that Case No. PD-222-LI. Duke Leslev Addition, zoning change request from
LI (Light Industrial) to PD-222-LI (Planned Development-222-Light Industrial) to allow for a parking ratio
of one space per 5,000-square-feet for warehouse use and a living screen for truck courts instead of a
masonry wall on 106 acres of property and to attach a Detail Site Plan to allow a 755,394-square-foot office
warehouse building on 36.2 acres of property located at the northwest comer of Beltline Road and the
proposed extension of Dividend Drive, was recommended for approval by the Coppell Planning and
Zoning Commission on Thursday, March 15,2007, subject to the following conditions:
1) Modify the Comprehensive Land Use Plan north of the proposed Dividend Drive
from freeway office to industrial use.
2) Eliminate Note #3 of Zoning Exhibit (or specify which buildings are not
dimensionally set).
3) Landscape Plan needs to show a 10- foot landscape area on east side of building.
4) Modify Landscape Plan plant materials, quantities, and clearly show landscape
requirements calculations.
5) Clarify and clearly define building frontage questions regarding articulation.
6) Consider adding more articulation/reveals to building fayade.
Also, the Planning Commission recommended approval of an amendment to the Comprehensive Land
Use Plan from Freeway Office to Light Industrial Showroom on 106 acres of property.

The date scheduled for consideration by the Coppell City Council is Tuesday, April 10, 2007, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed
staff to include in its agenda packets only those items that accurately reflect conditions as recommended by
the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3)
24x36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon.
Wednesday. March 28th. Also, please submit one (I) 8 Y2 x II-paper reduction of each revision, along
with one jpg, tiff, pdf or similar electronic file.
